Block Management

As part of our Block Management we offer a variety of services via our range of reputable, appointed contractors, including:

Internal Cleaning – to an agreed specification and frequency, as required by the development.

Window Cleaning – using the “wash and reach” system incorporating ionised water.

Landscape Maintenance and Design – ranging from leaf and litter collection during the winter months, to full maintenance (including grass cutting, hand weeding, weedspraying and pruning) on a weekly basis during the summer months.

Lift Maintenance – including budget planning.

Companies House Administration – including the online filing of the Annual Returns for Management Companies.

Block Insurance – where we can arrange and maintain suitable, and competitive, buildings insurance cover. If required we can arrange Directors Liability Insurance and Lift Engineering Insurance.

Client Money Handling – including the control of income and expenditure. To ensure that adequate funds are held we prepare annual budgets and co-ordinate the appropriate billing of charges at the agreed intervals. All monies received are held on behalf of leaseholders in a specific and individually designated client account, in accordance with RICS regulations.

Day to Day Management – including property inspections, any necessary repairs or works required, supervision of contractors and subsequent payment of contractors.

Organising and Chairing of AGMs – held with residents and Directors to a predetermined agenda, and the subsequent distribution of minutes to all leaseholders.

Ground Rent Collection – in accordance with lease terms.

Dedicated property management software and regular bank reconciliations ensure client funds are accurately accounted for.
